Legislative Update Part 2 – June 2013 – SB 91A

Recently the Oregon legislature passed a bill known as SB 91A. This bill will be effective 1/1/2014. This bill has allowed landlords to require renters insurance, expand non-compliance fees and has made changes to screening guidelines involving background checks. Is it best to rent your home month-to-month or on a lease? Find out what we recommend.



Deciding to rent your home month-to-month or on a lease is a function of your goals. For example, if you like the idea of security and steady cash flow then a lease is the best way to go. But, if flexibility is more important to you because you’re thinking of selling your home or you want to see how well the tenant follows the lease without a lot commitment, then a month-to-month agreement is probably the best choice for you.


Remember though, your in the rental business and in business, choices are more often defined by the customer. This means you will need to take into consideration other factors such as what is normal for your marketplace as well as the type of property.
