Pets can be wonderful residents of a rental property, but they can also create concerns for owners.

Flooring damage, scratched trim, damaged landscaping, and pet odors can result in repair costs that exceed a tenant's security deposit.

Our Pet Damage Guarantee is designed to help reduce that risk.

For qualifying pets approved through our screening process, Sleep Sound Property Management will reimburse owners up to $2,500 for eligible pet-related damages that exceed the resident's security deposit.

It's one more way we help owners feel confident about welcoming pets while protecting their investment.

How the Guarantee Works

We believe responsible pet ownership should be encouraged, and owners should have additional protection when the unexpected occurs.

When an approved pet causes eligible damage that exceeds the resident's security deposit, Sleep Sound may reimburse the owner for covered damages up to the program limit.

The guarantee is funded through pet rent collected from qualifying pets and retained by Sleep Sound.

What May Be Covered

Examples of eligible pet-related damage may include:

• Urine damage
• Scratched flooring
• Damaged trim or doors
• Bite damage
• Other physical property damage directly caused by a pet

Coverage is limited to physical damage caused by approved pets and is subject to program terms and conditions.

Important Eligibility Requirements

To qualify for coverage:

• The pet must be screened and approved by Sleep Sound Property Management.
• Pet rent must be collected for the animal.
• The property must be actively managed by Sleep Sound Property Management.
• The owner must be current on all amounts owed under the Property Management Agreement.

Assistance animals, including service animals and emotional support animals, are not eligible because pet rent cannot legally be charged for those animals.

Program Limitations

The Pet Damage Guarantee provides reimbursement of up to $2,500 per household for eligible pet-related damages that exceed the resident's security deposit.
