The Squatter Problem
Oregon among many states have faced increasing problems with squatters (people claiming to have ownership or rights to a property who don’t).
Squatters are particularly problematic because historically you couldn’t use the normal eviction process. Owners had to go through a much longer process called an Ejectment Action.
What’s Changed
Prior to HB 3522 property owners couldn’t simply go through the normal eviction process. A process that is fairly fast by national standards. Instead property owners had to go through a special process called an Ejectment Action.
Instead of the process taking 60 days or so, it could take 12 to 18 months.
HB 3522 changes this and allows landlords to not only use the eviction process (a much shorter process), but also file for the eviction quickly by using a 24 hour notice of termination.
By being able to recover the property faster, the property owner reduces potential damage, lost use and/or rent, and can promptly restore their ownership rights.
